Ray J. Alexander of Engel & Voelkers helps move the deal

Ray J. Alexander, president/broker of Engel & Voelkers Florida’s Anna Maria Island Property Shop, has helped the company set a new greater Tampa Bay record for selling price.

After two months of negotiations, Alexander participated in the sale of a $10.25 million property, along with cooperating agents.

The transaction involved a trade property, a dialogue with financing options and cooperation with appraisers to meet a financing deadline.

While appraisers could not access comparables over a weekend approaching a Monday deadline, Alexander was able to facilitate and collect the data. Because securing comparables for the unique property involved locating waterfront property on both Florida coasts, he called Engel & Voelkers licensees in Jupiter and Naples in proprietary MLS districts and obtained the information.

The real market value of both properties involved with the transaction was nearly $17 million. Engel & Voelkers Florida associates earned commissions totaling nearly $150,000.
